home inspector is liable for damages that arise from an act or omission
relating to a home inspection that he or she conducts to the parties
to the transaction for which the home inspection is conducted.

inspectors may not perform or agree to perform for compensation any
repairs, maintenance, or improvements on any property less than two
(2) years after he or she conducts a home inspection, unless the home
inspector had obtained the written consent of the property owner before
the home inspection occurred.

May a home inspector tell a client the market value of a property?
A: Home
inspectors may not report either in writing or verbally the market value
or marketability of a property nor may they tell a client whether or
not a property should be purchased.
